  • Finding Wet Insulation Before It Spreads
  • A flat roof can look intact from the parking lot and still be holding hundreds of square feet of saturated insulation underneath the membrane. Once water gets past a failed seam or an open detail, it travels sideways through the insulation boards, far from wherever the actual breach is. We run moisture surveys on Houston commercial roofs to find those wet zones and draw them on a map, so the building owner knows exactly where the problem is instead of guessing or tearing off a roof that mostly still works.

  • How We Survey a Roof
  • There is no single method that works on every roof, so we pick the technique that fits the assembly and the conditions on the day we are there.
  • Infrared Thermography
  • Wet insulation holds heat differently than dry insulation. After a sunny day, dry areas of the roof cool off quickly once the sun goes down, while saturated areas stay warm and release that stored heat slowly. We scan the roof during that evening cool-down window with an infrared camera and the wet zones show up as bright thermal patterns against the cooler dry field. Houston gives us plenty of strong solar loading to drive this contrast, but it also gives us short clear-sky windows, so we schedule around the weather and confirm that the roof has dried on the surface before we start.
  • Nuclear and Capacitance Testing
  • Infrared does not read well through ballast, through some coatings, or on a roof that never built up enough solar heat that day. For those situations we use a moisture meter that reads hydrogen content through the membrane on a measured grid, or a capacitance scanner that picks up moisture in the insulation as we walk a pattern across the deck. We mark hits with flags or paint and tie them back to a drawing.

Verification Cores

Every survey method points us at suspect areas, but the only way to confirm what is actually in the assembly is to pull a small core. We cut a few test cuts inside flagged zones, look at the insulation and the deck, document the moisture, and patch the cut watertight before we leave. The cores tell us whether we are dealing with surface moisture that will dry, fully saturated board that has to come out, or deck corrosion that changes the whole scope. What You Get From the Survey
